Starting with the release of IBM Maximo Application Suite (MAS) 9.1, TRIRIGA officially became part of the Maximo family - rebranded and reimagined as Maximo Real Estate and Facilities.
This isn’t just a name change. It’s a strategic transformation that brings together the best of TRIRIGA’s Integrated Workplace Management System (IWMS) with the powerful capabilities of Maximo’s Enterprise Asset Management (EAM) and Asset Performance Management (APM). The result? A unified, AI-powered platform designed to manage the full lifecycle of real estate and facilities assets - smarter, faster, and more flexibly than ever before.
Early 2025, IBM was recognized as a leader by Verdantix, in the Green Quadrant for Connected Portfolio Intelligence Platforms (CPIP / IWMS) for the “configurable CPIP solution that delivers robust capital project and lease functionality with rich data collection.”

Is the IBM TRIRIGA product going away?
IBM TRIRIGA has evolved by being repackaged into IBM Maximo Application Suite (MAS), as IBM Maximo Real Estate and Facilities solution, including the full suite of TRIRIGA capabilities. MAS customer-managed and SaaS with Maximo Real Estate and Facilities is replacing TRIRIGA Application Suite offerings.
Can customers continue to use the TRIRIGA Workplace Services App?
Yes. None of the current TRIRIGA functionality is being removed.
What will migration to this new offering look like for existing TRIRIGA customers?
Customers will be able to bring their existing TRIRIGA database, including data and configurations, into the MAS environment. This will minimally require a platform upgrade, potential database conversion (depending on which database is being used), license reassignment, and potentially some modifications of integrations and other setup to account for the environment architecture.
With the new offering, if a customer wants to use only the traditional TRIRIGA capabilities, will they now have to install MAS Core and Foundation Services too?
Yes. MAS Core and Foundation Services will be the base capabilities for authentication used by Maximo Real Estate and Facilities. So just like TAS requires RHOS today, the new offering also requires the MAS Core and Foundation Services. Customers will not have to adopt any other components of MAS.
As TRIRIGA merges into the MAS package, will the TRIRIGA user interface change so there's one common UI?
The TRIRIGA user interface will continue to exist as today, rebranded to Maximo Real Estate and Facilities. The new Operational Dashboards in MAS will be extended to include MREF information.
Will TRIRIGA SaaS customers have to move to MAS SaaS with Maximo Real Estate and Facilities?
At the end of the existing TRIRIGA SaaS contracts, customers will have the opportunity to migrate to MAS SaaS.

What’s New?
With TRIRIGA joining MAS it will adopt Maximo user management for single sign on. Maximo capabilities will be made available via universal app point system. In addition, there will be enhancements to workplace services, dynamic space planning, drawing manager and reserve.
What are the long-term benefits and strategic advantages of adopting IBM Maximo Real Estate and Facilities?
All future product updates will be on Maximo Application Suite for Real Estate and Facilities moving forward. In future iterations direct integrations will be built between Maximo Application Suite for Real Estate and Facilities and Manage, unlocking strong new use cases for asset lifecycle management. The functionality across asset lifecycle management products enhances organizational planning and operations to optimize assets and the service they provide.
