Announcing TRIRIGA Application Suite v11.6

I’m excited to share that the latest release of the IBM® TRIRIGA® Application Suite (TAS), version 11.6, is officially available! This release brings powerful new enhancements designed to help organizations streamline real estate and facility management operations even further. We listened closely to feedback from our customers and industry analysts, focusing on areas that matter most to drive business operations forward.

What’s New in v11.6?

One of the standout features in this release is the introduction of Maximo Monitor for workplace analytics and monitoring. Powered by AI, it provides real-time insights into occupancy, energy, environmental, and facility asset data. This empowers teams to make confident decisions and optimize their property portfolios with precision.

Another game-changing addition is the TRIRIGA Location Service for Esri, which allows customers to license Esri ArcGIS on Kubernetes directly from IBM. With this integration, users can enjoy GIS visualization within TRIRIGA, enhancing both indoor mapping and outdoor portfolio management. Employees and visitors can easily search for points of interest or navigate properties, while facility managers can analyze their portfolios using insightful, interactive maps.

New Lease Accounting Capabilities

We’ve also introduced significant updates to lease accounting, including:

  • Handling of Negative Asset Value Scenarios
  • Net Lease Liability Roll Forward Report for prepaid rent
  • Enhanced journal entries and modifications for lease reporting
  • Redesigned invoice creation for AR and AP leases
  • Bulk uploading of IBR% changes and lease documents

Space Planning and User Experience Upgrades

Collaboration is easier than ever with the dynamic space planner functions. Users can export space planning scenarios to PDF for review, and link directly to the Stacking App to visualize changes before implementation. Additionally, we’ve enhanced user experience with updates to Work Task Services for inventory tracking, and now users can see reservation owner details in the Reservation App to coordinate room changes more efficiently.
