Maximo Application Suite 9.1 - generally available today June 24th!

IBM is excited to announce the availability of Maximo Application Suite (MAS) 9.1 which is generally available June 24th 2025.

MAS 9.1 offers capabilities that provide benefits across the planning, operation and optimization of assets and facilities throughout their lifecycle.  Asset class coverage has been extended to Real Estate and Facilities with the addition of Maximo Real Estate and Facilities  (evolution of TRIRIGA).   With new applications for asset investment planning and maintenance cost insights as well as enhancements across AI, EAM, APM, and Maximo 9.1 delivers many exciting new capabilities to market. 

Some highlights:

  • Maximo Real Estate and Facilities - The introduction of Maximo Real Estate and Facilities brings the capabilities of TRIRIGA into the Application Suite with access to Capital Planning and Facility Condition Assessments, Space Management and Reservations, and Lease Management.   With the ability to utilize AppPoints the ability to extend usage of MAS to facilities management is easier than ever.
  • Maximo AI Service- Maximo AI Service will deliver support for:
    • Maximo Assistant where users can query Maximo work orders’, assets and service requests conversationally
    • Similarity tracker to accelerate the progression and closure of WO’s and tickets
    •  Failure Mode and Effects Analysis (FMEA) content builder

Maximo AI Service is a foundation that will allow for the accelerated delivery of additional AI use cases with out of the box configurability that delivers an elevated AI driven experience to organizations.    

  • Maximo Asset Investment Planning (AIP) – Drive value throughout the asset lifecycle while balancing risk and cost, with automated scenario planning and data-informed investment decisions. Accurately plan for major asset interventions that align to time horizons, organizational budget and objectives.
  • Maximo Maintenance Cost Insights – Powered by Apptio, a new dashboard tab within the operational dashboard provides a consolidated view of maintenance spend across your organization.  With KPI’s and configurable views, users at any level of the organization can quickly identify problem areas by drilling into cost summaries by site, asset classes and individual equipment.
  • Cross Suite Alignment - Consolidated administrative tasks including user management and security, common dashboards, and centralized navigation will streamline and improve overall usability across the suite.   
  • Field Service Management (FSM) - With a continued focus on FSM features to support the timely resolution of services and emergency work, Maximo is delivering new and improved mobile applications including a new Incident reporting app as well as updates to Spatial and the Scheduling and Dispatching dashboards with Optimization ensuring customer satisfaction and first time fix rates. 
  • Industry and Asset Performance Management - Updates across Civil Infrastructure, Health, Monitor, Visual Inspections and IT continue to deliver capabilities with extend models for Rail, improved usability with new asset and location based dashboards and added support for AI driven Prompt Tuning as well as Service Delivery Improvements respectively.

As always, this is a feature-rich release with several exciting enhancements. I'm particularly impressed with the new Manage AI Service, which brings significant value.

We attempted to install MAS 9.1, including Manage and all three APM applicationsMonitor, Health, and Predict. We encountered a blocking issue during the installation

The installation process failed with the following error:


FAILED! => changed=false
msg: Failed to gather information about IoT(s) even after waiting for 120 seconds

This indicates that the IoT custom resource (CR) failed to reach the "Ready" state, even after 45 retries with a 120-second delay between each attempt — totaling a wait time of over 1.5 hours.

It appears that the installation process was unable to locate several required IoT podTemplate YAML files, resulting in the CR( Custom Resource)  being created without any associated pod specifications. This likely prevented the expected workloads from being deployed.

We would appreciate any guidance or corrective steps to resolve this issue. Please let us know if there are updated podTemplates or configuration changes required for MAS 9.1 IoT deployment.
